Registration of deed of immovable property is mandatory under Section 17 of the Registration Act, 1908. In case of non-registration, it will not be admissible as evidence in the judicial court. Both the parties need to be present before Sub-Registrar office at the time of presentation of a deed so that the Sub-Registrar can verify the documents as well as parties. It also required 2 witnesses to be present. After execution and signing of sale deed; there is a time limit for getting the registration done need to get sale deed registered within four month from the date of execution of the same as per Section 23 of the Registration Act, 1908. It is also advisable to check these documents before buying a real estate property i.e. Title of the property, Sale Deed, Encumbrance Certificate, Occupancy Certificate, completion certificate, Building Plan Approvals and Possession Certificate, latest tax receipts etc. Feel free to contact us for more information.
